When we bought this house one of the tenants was subletting for about a year, but paying. He was finally raided by the police for drugs, and we got possession of the property. We then renovated it and returned it to the market.


By the time we got possession the power had been off for a couple months. Spoiled food, $800 something utility bill & trash all over.

After

Substantial trash out was needed, removed all carpets and rugs. New paint and carpets throughout, new fridge, vanity, toilet, and light fixtures. Property didn't need that much work, it was just very dirty. Cost about $6,000 in construction costs, $800 in the surprise utility cost, and 5 months in unpaid rent.
