Another Duplex down!

This was bought from an out of town owner who was rather behind on their taxes and just wanted out. Property came occupied with two good tenants, but the property had lots of deferred maintenance, we were there almost non-stop for 2 weeks making repairs. Bathroom subfloor was exposed, knobs were loose, leaky toilet, fridge & stove didn't work in one unit! Purchase, closing, and the repair costs all came in just under 75% of the ARV.

We were able to solve the distressed sellers problem, get the city it's owed tax money, improve the condition of the property, improve the lives of the tenants, and add a cash flowing asset to our portfolio without raising their rents. All around win-win.
